Select opportunities in self-storage, development and multifamily housing are considered on a deal-by-deal basis. Target investment profiles range from value-add to core, with a geographic focus on key Western and Sun Belt markets.

Deal Size & Capital Structure

StonePeak Real Estate Investments targets a broad range of deal sizes with flexible capital strategies tailored specifically to family office and institutional capital partners:

Under $5M:

Funded directly by StonePeak or through partnerships with select high-net-worth investors.

$5M–$15M:

Joint ventures with high-net-worth individuals and family offices. Deals are typically funded through 1031 exchange proceeds, cash, or revolving credit lines to allow for moderate financing or all-cash acquisitions.

Over $15M:

Co-GP partnerships with high-net-worth individuals and family offices aligned with Institutional and single-source LP partnerships for larger, value-add to core investments.

Executive Advisory Structure (1031 Exchange):

Tailored for 1031 Exchange investors, StonePeak sources replacement properties, oversees due diligence, and provides ongoing asset guidance through a non-ownership Executive Advisory Agreement. This structure ensures tax compliance while delivering passive ownership and professional execution.

Asset Management & Operations:

Once a property is acquired, StonePeak Real Estate Investments serves as the asset manager, providing active oversight of daily operations, leasing and construction initiatives. StonePeak engages and oversees either the property services company Stonewood Properties or top-tier local management and leasing teams, depending on the asset’s location. Our hands-on approach ensures operational accountability, drives performance and creates long-term asset value.

  • Property Offering Memorandum
  • Seller pricing expectations and proposed terms
  • Site plan and location demographics
  • Current rent roll
  • Historical and current operating statements
  • ARGUS cash flow model or proforma
  • Sale and lease comparables
  • Confidentiality agreement or one-party show agreement
